I don't want to be part of a large company. I am an engineer by profession and have a good education. That's why I work for myself, selecting only interesting and profitable orders. Recently, I was lucky enough to get a very lucrative project. But I had to move to the UK for a while, and it was unclear for how long.
Our client Robert works as a private consultant, his areas of interest are mining, processing, technological line configuration, and production cycle optimisation. The order that came from the UK was very promising, as it is designed to last several years and the financing channels are already open.
Robert got this job by offering the customer several unique technical solutions that his competitors did not have. One of the most important key stages involved the delivery and subsequent configuration of specialised, custom-made processing equipment. The company offered very favourable financial terms for cooperation, but Robert had to resolve all issues related to renting accommodation himself.
This was the complexity of the case. In the UK, you can rent accommodation of any class for any budget, but options with indefinite leases are much rarer. Robert could have found a flat in a week or two. But there was a fairly high probability that the work he had come to the UK to do would take six months or even longer.
Realising that it would be difficult to find accommodation on his own without outside help, Robert turned to Imperial & Legal. His task was to find an apartment that met certain basic requirements in terms of comfort and technical equipment. However, the lease term had to be open-ended — from two weeks to six months.
Robert is a citizen of one of the European countries. The purpose of his visit to the UK is to fulfil a complex production order.
To find suitable accommodation that meets the client’s requirements in terms of comfort, location, security and technical equipment. An upper limit was set for the rent, which Robert did not want to exceed.
Robert’s case could be called typical. Searching for accommodation that meets specific requirements for temporary residence in the UK is a standard service requested by visitors to the country from our experts. However, the introduction of a new factor — the unknown rental period — made the case difficult and unclear.
Many British property owners use their real estate to generate regular passive income. They want to minimise the amount of time their property stands empty. Therefore, in most cases, when a foreigner is interested in a short-term rental, they must pay for 3-6 months of accommodation up front. If the guest moves out earlier, the money is not refunded. The “saved” time is used to find a new tenant.
In Robert’s case, this factor became a decisive limitation. If his employment in the UK did not exceed 2-3 weeks, the cost of accommodation, taking into account a one-time payment for several months, would be too significant. If the conditions of the case were changed (the work required more time), a problem would also arise, because the owner might not agree to extend the contract.
Main difficulties:
A typical solution for such cases is to process a database of properties in a given area (city). But when fulfilling Robert’s order, we once again saw that non-standard requests are often associated with a shortage of interesting offers. In some cases, the client will have no choice at all.
Robert’s case is just like that. Therefore, we used the query “short-term rental” as a basis. But all the results were additionally checked by our specialists. They contacted the owners and clarified how willing they were to rent out the property on a monthly basis, but on the condition that Robert would be able to extend the contract several times if necessary.
An additional argument was that our client is an extremely responsible person who spends most of his time at work. Therefore, any risks to the flat, which are quite significant in the case of other potential tenants, would be minimal with Robert. Most of the owners listened to our arguments and said they were ready for further negotiations. As a result, our client was able to choose a suitable place to live in the UK and focus entirely on completing his order.
The basic algorithm for finding rental property in the UK is only suitable for typical cases. Therefore, clients whose cases fall outside the standard framework often face additional costs or reduced comfort levels.
However, our individual approach to each client gives us greater opportunities to fulfil their requirements. Thanks to this, our specialists successfully work with difficult cases, achieving full compliance with pre-set criteria. Client involvement in legal and administrative matters is kept to a minimum. Where possible, we strive to use remote working methods to ensure maximum comfort for the client.
Another important condition for success is an emphasis on advance planning. This means that Imperial & Legal specialists, understanding the inevitability of technical difficulties, work out options for their solution in advance. Therefore, clients who have placed their trust in us can be confident that their assignment will be completed in full.
We will work with you to find a customised solution for your immigration, second citizenship, business, tax and other needs.
