We realised that in the first few weeks after arriving to London, there would be a lot of things to deal with at the same time. Once we had found a flat, we could concentrate on preparing for the start of the school year and getting settled in. Anne and Marcus are a young couple from Australia. This year they graduated from high school and entered one of the prestigious London universities. They were due to arrive in London just a few days before the start of the academic year. Realising that they would need time to settle in, Ann and Marcus hoped to find a flat to rent in London before they arrived in the UK. It was important to them that the flat was relatively close to the university and that the rent was not too expensive.

Finding such accommodation was not so easy. Property rental websites offered a very limited number of options. In addition, some landlords were reluctant to contact students because they doubted their financial stability. So, Ann and Marcus turned to Imperial & Legal.

Decision

In a joint online meeting with Ann and Marcus, we identified the neighbourhoods that would best meet their needs. We took into account proximity to the university, infrastructure and commerce.

At the next stage, our specialists selected studios suitable for the young couple. These apartments find tenants quickly. But thanks to Imperial & Legal’s close working relationship with London estate agents, we were able to offer options that had not yet been published. This gave Ann and Marcus the opportunity to be the first to see them.

To give the couple a chance to get to know the apartments, we organised online viewing appointments. Through video calls, they were able to explore the studios and ask questions to the owners. Ann and Marcus decided on one of the proposed options. Considering the young couple’s requirements, we put together an offer that stipulated the terms of rent.

However, since neither Ann nor Marcus were working and have sufficient savings, it was necessary to convince the landlord of the young people’s solvency. As a solution, our team suggested finding a guarantor who could take financial responsibility for the couple. Marcus’s aunt, who lives in Oxford, agreed to take this responsibility and vouch for her nephew. The woman provided proof of her income. Her name was put on the contract.

The last step was to check and clarify the details of the lease. The landlord wanted to sign a one-year lease, which did not suit Ann and Marcus. After negotiating with the couple and the landlord, our lawyers proposed to add a break clause to the contract after 6 months. So, the contract was signed for one year, but with an option to terminate it after the first six months, provided that prior notice was given.

The couple provided British visas they already received by that moment. This made it possible to sign the contract remotely. The flat lease started on the day the young couple arrived in the UK. Having arrived in London, Ann and Marcus were able to start settling into their new flat straight away.
